Residential Aged Care and Retirement Living NABERS Water Certification

 

Increasing demand for sustainability and ecological benchmarking in the aged care industry led to the release of two new types of NABERS rating: 

  • NABERS for residential aged care 
  • NABERS for retirement living 

These two NABERS ratings were released in late 2021. With these two new NABERS ratings, project owners, developers and Portfolio owners can highlight the sustainability performance of their facilities. Additionally, building owners and managers can identify scopes for substantial improvement in building efficiency and reduction in operational costs. 

NABERS water rating and Energy rating are applicable for both residential aged care and retirement living facilities.

NABERS Water Rating For Residential Aged Care and Retirement Living

  • NABERS water ratings for aged care facilities and retirement buildings will quantify your project's water utilisation efficacy and performance. 
  • Your site will be eligible for receiving a rating between 1 to 6 stars based on the water efficiency of individual Central services and common areas included in your residential aged care and retirement living site. 
  • Apart from identifying scopes for significant cost savings and building improvements, you can use the star rating to promote the sustainability credential of your aged care project. Consequently, you will attract more residents and reduce vacancy rates. 
The Australian government also approved the BCA Section J report for measuring the energy efficiency of commercial buildings, including aged care facilities.

To deliver a fair NABERS Rating for retirement living, the following conditions are considered:
  • Number of dwellings on the retirement living project site 
  • Serviced apartments on the project premises 
  • Retirement village project site area 
  • Heated / unheated pool and spas 
  • Climatic zone / postcode

Aged Care Facilities 

To deliver a fair NABERS Rating for an aged care facility, the following conditions are considered:

Occupied bed days 
Heavy laundry processed on the aged care premises 
Meals cooked 
Heated pools 
Postcode 

To gauge the water efficiency of an aged care facility and/or retirement living premises following water consumption are considered: 
  • Water consumption in Air-conditioning 
  • All taps and sinks installed within common areas and dwellings of the rated site area; 
  • All potable water usage by dwellings (drinking, cooking, etc.) 
  • Cleaning; 
  • Medical equipment such as dialysis machines (applicable only for aged care facilities) 
  • Swimming pools and showers for retirement living and aged care residents; 
  • Fire services
  • Water features and irrigation facilities within the rated premises 
  • Toilets and washing facilities serving retirement and aged care facility areas; 
  • Make up water to domestic hot water in common areas as well as all personal residential areas.
